Frederick Gibberd Partnership was appointed as Architect for the design development of the landmark mixed-use scheme at 100 Burnt Oak Broadway, London. This transformative project replaces a former Tesco supermarket with a vibrant new development that contributes significantly to the regeneration of the local area.
The scheme delivers 100 high-quality residential units across a range of tenures, including shared ownership and affordable housing.
Each unit benefits from private amenity space, while residents also enjoy access to shared communal gardens, fostering a sense of community and well-being.
The development includes commercial spaces on the lower ground, ground, and first floors. These spaces are designed to support local enterprise and enhance street-level activity.
The building’s design embraces a bold industrial aesthetic, characterised by the use of aluminium cladding, providing a modern façade.
Stoneguard played a pivotal role in the external envelope, designing, supplying, and installing 4,000m² of Vitradual A1 aluminium rainscreen cladding in a Smoke Silver Metallic finish.
The system was installed using a rivet-fix method, ensuring durability, fire safety, and aesthetic consistency.
VitraDual is a robust aluminium cladding solution that is classified A1 in accordance with BS EN 13501-1, ensuring it is non-combustible and makes it suitable for high-rise and safety-critical buildings. While it visually resembles traditional composite panels, VitraDual is made entirely from 100% solid aluminium, avoiding the use of combustible cores such as polyethylene or fire-rated mineral fillers.
VitraDual is also available in 2mm and 3mm thicknesses as standard. Due to its high strength, 2mm 5754 VitraDual can span greater than 3mm PPC coated 1050 grade panels, offering weight and cost savings without compromising aesthetics, quality or safety.
This project, which was completed in 2024, reflects a well-coordinated approach to design and construction, combining technical expertise with a focus on quality. It delivers much-needed, safe housing while contributing positively to the architectural character of the surrounding area.
Valcan VitraDual can be custom-designed into a wide range of shapes and dimensions as well as able to be perforated or curved in some applications making it a versatile design choice.
VitraDual is one of the few large format cladding panels that are truly 100% non-combustible achieving A1* to BS EN 13501-1. Also tested to BS8414-2 for fire performance of external cladding systems and compliant to BR135 requirements - certificates are available which include VitraDual in specific configurations.
VitraDual has also been successfully tested to CWCT standards at a safety loading of 3600pa in both cassette fix and rivet fix using VitraFix as the subframe system.
VitraDual (3mm) comes with a BBA (certificate number 20/5824) giving an external cladding service life of at least 30 years - see section 10 of the BBA.
