Located on Bartholomew Street in the centre of Newbury, West Berkshire, Pearl House is a thoughtfully designed development offering 60 apartments tailored for independent later living. The scheme combines homes with community-focused amenities, including communal lounges, a fitness suite, arts and crafts studio, guest accommodation, retail units, and dedicated car parking.

The building is arranged in a series of three and four storey blocks that form a C-shape, with an enclosing a split-level landscaped courtyard. This central courtyard acts as a peaceful retreat for residents.

A key feature of Pearl House’s design is its mixture of materials used. The red brick blends in with the Georgian architecture in Newbury, while bronze cladding gives it a more contemporary look. The façade benefits from textured brick frames, smooth light bronze panels, and recessed balconies.

The bronze cladding, specified by main contractor Four Quarters Construction, consists of Valcan VitraDual Aluminium Cladding panels in a Medium Bronze Metallic finish. These panels are not only aesthetically striking but also chosen for their robust performance and safety credentials.

VitraDual is a non-combustible cladding system, certified to A1 fire rating under EN 13501-1, meaning it does not contribute to fire development or spread. This makes it a particularly suitable choice for residential buildings, especially those catering to older residents, where fire safety is paramount.

In addition to its fire resistance, VitraDual panels offer excellent durability, weather resistance, and low maintenance requirements. Their lightweight construction allows for efficient installation, while their pre-finished surfaces ensure long-term colour stability and corrosion resistance. The use of these panels on both the courtyard-facing elevations and the street-facing façade helps Pearl House blend seamlessly into its historic surroundings, while also standing out as a modern and secure place to live.

Located adjacent to the Grade I listed St Nicolas Church, Pearl House demonstrates how contemporary architecture can integrate respectfully within a historic setting. Its carefully considered layout, material selection, and emphasis on safety establish a high standard for retirement living in Newbury.

ABOUT VITRADUAL

Valcan VitraDual can be custom-designed into a wide range of shapes and dimensions as well as able to be perforated or curved in some applications making it a versatile design choice. 

VitraDual is one of the few large format cladding panels that are truly 100% non-combustible achieving A1* to BS EN 13501-1.  Also tested to BS8414-2 for fire performance of external cladding systems and compliant to BR135 requirements - certificates are available which include VitraDual in specific configurations.

VitraDual has also been successfully tested to CWCT standards at a safety loading of 3600pa in both cassette fix and rivet fix using VitraFix as the subframe system.

VitraDual (3mm) comes with a BBA (certificate number 20/5824) giving an external cladding service life of at least 30 years - see section 10 of the BBA.
